Welcome to the Leatherhead Care Home public consultation website.
Aspire LPP is pleased to share its emerging proposals for a new care home on land at Randalls Road, Leatherhead. We are at an early stage in the process and would like to hear the views of local residents, businesses and other stakeholders before submitting a planning application to Mole Valley District Council.
Your feedback will help the project team understand local priorities and consider how to refine the proposals as the scheme progresses.
The proposed care home would meet a need for additional care accommodation for the UK’s and Letherhead’s growing population of older people.
There will be a 32% increase in Mole Valley residents aged 65+ by 2037. There are currently 151 beds required now in Mole Valley, with 105 beds needed within a 3-mile radius within the next three years.

Leatherhead.
The site is within the settlement boundary and is
well-related to local services, public transport
connections and the wider Leatherhead community.
As a care home is a place for people to live, it is a
suitable use within the residential allocation.

The proposed building will be sensitively designed and substantially screened by landscaping, helping to soften its appearance and integrate it into the local setting.
The scheme will include well-landscaped, secure outdoor amenity areas for residents.
These gardens will provide safe and attractive spaces for residents to spend time outdoors, supporting their health and well-being while ensuring that movement can be appropriately managed where required for their safety.
The proposed care home has been designed to fit comfortably within its surroundings. It will be set back from the road, with existing and replacement trees and hedgerows helping to screen the building and soften its appearance.
The building is proposed with a traditional residential character, including pitched roofs, brickwork, tiled roofing and well-proportioned windows. These features will help create a familiar, welcoming and homely appearance.
The design includes varied rooflines, projecting gables and recessed sections to add interest and reduce the appearance of the building’s scale. Large windows and patio-style doors will help bring natural light into residents’ rooms and shared spaces.
Overall, the design aims to provide a calm, attractive and comfortable environment for residents, visitors and staff, while meeting the needs of a modern care home.
